Residential Services
The core of our business is our extensive house check service which can also include a seasonal checklist tailored to your exact needs.
For each of our clients we offer to design a monthly and a Spring/Fall Project List (see section below) to ensure that nothing is overlooked whether the client is at home or away.

These items encompass both frequent and one-time annual projects that are essential to prevent maintenance problems that could interrupt the smooth operation of their property. We charge an hourly rate for this work.
Vendor charges are NEVER marked up.
We also have the capability to oversee the management of construction projects, large and small, and in doing so, act as your agent to make certain the successful completion of the work. Feel free to contact us about project management. We offer various fee structures ranging from our simple hourly rate to a negotiated flat fee which will ensure our interests are tied directly to yours.
The third pillar of our business is concierge services which, as the name implies, is a catchall for a wide variety of personal services designed to make life easier for the overstretched individual looking for someone else to care for errands, appointments, and other chores that interrupt the daily flow of work and pleasure. This, too, is covered by a simple hourly fee.

Mail Management
Mail and package pick-up and forwarding from your mailbox or P.O. Box while you are away. Deliveries may be rerouted and accepted at our office.
Routine House Checks
We will meet contractors, perform small tasks or do whatever is needed. See sample checklists.
Emergency Response
We generally do not respond between the hours of 9pm and 6am. Most emergencies can wait until first thing in the morning. We charge $85 per hour for all day Sunday and major holidays.
Trusted Key Storage
Secure storage of your house and outbuilding keys.
Travel Time
We include travel time in our hourly rate, in other words, we bill 'portal to portal' from Middlebury.
The Chipman Hill Property Services Difference
Our Agreement with You
Upon agreement of rates and scope of work, we will both sign a simple agreement that will spell out what we have discussed. Beginning January 2020, we will require a 10% fee if we are asked to pay vendors directly and bill you later. This applies to individual invoices of more than $50.
Vendor Management
CHPS will organize and manage household projects, small and large, from washing windows to roof repair. We introduce you to our trusted service providers and report directly to you on estimates and project progress to completion. We review invoices and, if approved, pass them along for prompt and direct payment by you to the vendor.
